China Mortgage Calculator
China mortgage calculator (房贷计算器): commercial, housing provident fund or combined loans, LPR plus basis points, equal payment vs equal principal.
The rates filled in are examples (5-year LPR 3.5% and provident fund 2.6%, as published in May 2025). Rates change: use the ones in your loan contract or ask your bank.

What it does
This calculator works out a home loan the way Chinese banks do: amounts in 万元, a monthly rate of the annual rate divided by 12, and the two repayment methods side by side. Equal payment (等额本息) keeps the same payment every month; equal principal (等额本金) repays the same principal every month, so the payment starts higher and falls. It also handles combined loans (组合贷), where part of the price is borrowed from the housing provident fund at a lower rate and the rest from a commercial bank.
How to use it
- Choose the loan type: commercial, provident fund or combined.
- Enter the amounts in 万元 and the term, or the house price and the down payment. For the commercial loan, enter the LPR and the basis points in your contract, or a fixed rate.
- Compare the two methods and look at the schedule by year.
The arithmetic runs in your browser. Nothing you type is sent anywhere and nothing is stored, so you can use these with real numbers.
Frequently asked questions
Equal payment or equal principal?
Equal principal pays less interest in total, because the debt falls faster, but the first payments are higher. Equal payment is easier on the budget at the start. If you plan to repay early, equal principal usually saves more.
What are LPR and basis points?
The LPR (Loan Prime Rate, 贷款市场报价利率) is the reference rate published every month; mortgages use the 5-year LPR. Your contract adds or subtracts basis points (基点): 100 basis points are 1 percentage point, so LPR 3.5% − 20 points is 3.3%.
How does a combined loan work?
The provident fund lends at a lower rate but only up to a limit set by each city, so the rest is borrowed from a commercial bank. Each part has its own rate and term; the monthly payment is the sum of both.
Why does my bank's figure differ by a few fen?
Banks round each month's payment to the fen (分) and adjust the last payment. This calculator keeps full precision and rounds only for display, so totals can differ by a few fen.
Does it change when the LPR changes?
For loans that float with the LPR, the rate is usually reset once a year on the repricing date in your contract. The calculator assumes today's rate for the whole term; enter a new LPR to see the effect.
