What it does
When you buy a home or land in the UK you pay a tax on the price: Stamp Duty Land Tax (SDLT) in England and Northern Ireland, Land and Buildings Transaction Tax (LBTT) in Scotland and Land Transaction Tax (LTT) in Wales. Each rate only applies to the part of the price inside its band, like income tax. This calculator shows the tax band by band, with first-time buyer relief, the extra charges on second homes and buy-to-let, the surcharge for buyers who are not UK resident and the rates for non-residential property.
How to use it
- Type the purchase price and choose where the property is.
- Choose whether it is your next home, your first home or an additional property.
- Read the tax, band by band, and compare it with the other types of buyer.
The arithmetic runs in your browser. Nothing you type is sent anywhere and nothing is stored, so you can use these with real numbers.
Frequently asked questions
Who counts as a first-time buyer?
Someone who has never owned a home anywhere in the world and will live in the property. When buying with others, all buyers must be first-time buyers. In England and Northern Ireland the relief applies to homes up to £500,000; in Scotland it raises the zero band to £175,000; Wales has no relief.
When do the higher rates for additional properties apply?
When you will own more than one home after the purchase — a second home, a buy-to-let, a holiday let — and the price is £40,000 or more. If you are replacing your main home and sell the old one within the allowed time (36 months in England and Northern Ireland), you can usually claim the extra back.
When do I have to pay?
The return and the tax are due within 14 days of completion in England and Northern Ireland, and within 30 days in Scotland and Wales. Your solicitor or conveyancer usually files it and pays it for you.
Is stamp duty paid on the deposit or the full price?
On the full purchase price, whatever the size of your deposit or mortgage. The 8% Scottish supplement for additional properties is also charged on the whole price, not band by band.
