What it does

When you sell stocks, funds, crypto, a house or other property for more than you paid, the profit is a capital gain and is taxed in the year of the sale. Gains on assets held for more than a year are taxed at 0%, 15% or 20%, depending on your total taxable income; gains on assets held for a year or less are taxed like salary. Above $200,000 of income ($250,000 for married couples) a 3.8% net investment income tax is added, and most states tax the gain as ordinary income. This calculator stacks the gain on top of your other income, exactly like the IRS worksheet, so you see the tax that the sale itself adds.

How to use it

  1. Type what you paid, what you sold for and the costs of buying, selling or improving it.
  2. Choose how long you owned it, your filing status, your state and your other income for the year.
  3. Read the federal, NIIT and state tax on the gain and what you keep from the sale.

The arithmetic runs in your browser. Nothing you type is sent anywhere and nothing is stored, so you can use these with real numbers.

Frequently asked questions

What are the long-term capital gains rates for 2026?
0% while your taxable income, including the gain, stays up to $49,450 ($98,900 married filing jointly, $66,200 head of household); 15% up to $545,500 ($613,700 joint, $579,600 head of household); and 20% above that.

How much of a home sale is tax-free?
Up to $250,000 of gain, or $500,000 for married couples filing jointly, if you owned the home and lived in it for at least 2 of the 5 years before the sale and did not use the exclusion on another home in the last 2 years. Improvements such as a new roof or a kitchen add to your cost and lower the gain.

How is cryptocurrency taxed?
The IRS treats crypto as property: selling it, swapping it for another coin or paying for something with it is a sale, taxed at the same short- or long-term rates as stocks. Each sale goes on Form 8949, and brokers now send Form 1099-DA.

What is the net investment income tax?
A 3.8% tax on investment income, including capital gains, on the part of your income above $200,000 ($250,000 married filing jointly). These limits are fixed in the law and do not rise with inflation. Gain excluded on the sale of your home does not count.
